Outline Approval Granted for 84-Bed Care Home in Leominster

Outline planning permission has been approved for a new 84-bedroom care home in Leominster, almost three years after initial proposals were submitted.

Muller Property Group applied in October 2023 to construct the three-storey facility at Baron’s Cross, located at the junction of the A44 and B4360 west of the town. The scheme will replace the long-standing haulage site, Conod's of Leominster, with existing structures set to be demolished to clear the two-thirds-of-a-hectare footprint.

The modern L-shaped development will feature individual en-suite wet rooms for all residents, alongside ground-floor bedrooms with private patio access.

Progress on the application was delayed while environmental requirements were met to prevent nutrient pollution in the nearby River Lugg, a designated Special Area of Conservation. Approval was secured after the developer purchased "phosphate credits" under Herefordshire Council’s nutrient neutrality scheme. These credits were sourced through the council's wetland site in Luston as well as a private credit bank created by decommissioning a cattle yard in Yarpole.

A final planning application focusing on site landscaping must be submitted and approved before full construction begins.
